Downtown High Rises: The John Hancock

The John Hancock Center has been a prominent feature on the Chicago Skyline since 1970. Buying a condo at this distinguished address on Chicago’s famed Magnificent Mile, allows you to point to your home from almost anywhere in the city, as well offering you complete access to some of Chicago’s best shopping, dining and entertainment at your doorstep.

The Hancock is a mixed business and residential building with 700 privately owned luxury condos and a 710 car garage. It also houses Best Buy, The North Face, Hanig’s Footwear, The Cheesecake Factory and The Signature Room.

Residential Condos take up floors 44-92 of this iconic 100 story building. The Residential portion of the building is run by the 175 East Delaware Place Condominium Association. This is a full service property with doormen and maintenance staff 24 hours a day, on-site management,  ground floor and 44th floor lobbies, a fitness center, an indoor swimming pool, sauna, two hospitality rooms with city and lake views, lending library, dry cleaners, multiple laundry rooms, a receiving room, bike rooms and a grocery store.

Units very in size but most are generous floor plan studios around 520+ square feet, one bedrooms around 960+ square feet, two bedrooms at 1400+ square feet and three bedroom units 1700 + square feet. There are a lot of factors that affect the price of units including view, finishes and the market demand. One thing that is unique to this architecture of this building is some units have windows and views obscured by the diagonal beams of the building. Original studio units have been selling for around $200,000, one bedroom units for as low as $265,000 un-renovated and as high as $565,000 for a high floor renovated unit. Two bedroom units have sold for around $400,000 un-renovated.  Renovated three Bedroom units have sold for between $600,000 – $700,000.
